Hazardous Building Materials Audit
Under the Occupational Health and Safety Regulations 2007 an employer or a person who manages or controls a workplace has a duty to ensure that all asbestos containing materials present in the building, which may be disturbed, are identified and removed PRIOR to renovation or demolition works commencing. Other hazardous building materials must be identified to ensure workplace safety and correct disposal is undertaken.
The Hazardous Building Material Audit looks at a range of hazardous building materials. A standard audit will examine a building for the presence of:
- Asbestos Containing Materials
- Synthetic Mineral Fibres
- Lead paint
- Polychlorinated Biphenyls (PCBs)
A Hazardous Building Material Audit can also involve a review of the existing Asbestos Audit to ensure that it is still current and to further investigate previously inaccessible areas. Destructive sampling may be undertaken prior to demolition/refurbishment to determine the presence or absence of asbestos in inaccessible areas.
